KIRCO was founded in 1974 as a family-owned real estate company, and remains family-owned today. We are proudly headquartered in Troy, Michigan, but our footprint is nationwide.
Today, the KIRCO family of companies operates through four divisions — KIRCO Living, KIRCO Management, KIRCO MANIX, and KIRCO Ventures — each with its own focus, and each built on the same ownership mindset that has guided the firm since its founding.
Whether we are developing, building, managing, or investing, and regardless of whether we hold title to the asset, we approach every engagement as though it were our own. That ownership mentality shapes how we specify, how we build, and how a project performs long after delivery, and it is why clients engage us for a single service line as readily as they do for the full lifecycle of a project.
Fifty years in, we still measure our work the same way: in the quality, integrity, and results we deliver for the clients, partners, and communities we serve.

1970
The Birth of KIRCO
KIRCO founded when Alan and Marilynne took a bold risk together, marking the beginning of a legacy built on integrity, innovation, and lasting partnerships.
Building the Foundation
KIRCO completed its first major project for Sony USA, building a reputation for quality industrial development and laying the foundation for future suburban office growth in Southeast Michigan.
1980
Integrated Services
KIRCO Management Services was established, creating a dedicated platform to deliver the highest standard of client care and property operations.
Early Office Development
KIRCO developed 200 E. Long Lake — one of its first office buildings — marking a pivotal expansion beyond its industrial roots and signaling the start of a new era in real estate development. At the same time, the company launched its own in-house construction division to ensure uncompromising quality across every project, strengthening control over execution, consistency, and long-term value. This strategic move became a defining element of KIRCO’s standards for decades to come.
1990
Expansion and Landmark Growth
Between 1990 and 1995, KIRCO faced its greatest test of survival. The company was concentrated almost entirely in suburban office in Detroit, and when the market turned, that narrow focus left it exposed. The years that followed prompted a change in direction: between 1992 and 1995, KIRCO diversified its property types, expanded beyond metro Detroit geographically, and moved into third party construction and management. That shift set up the growth for what came next. KIRCO opened a second office in Charlotte, North Carolina, expanding its footprint beyond Michigan for the first time, and developed The Columbia Center in Troy, a marquee office project that became a landmark in the company’s growing portfolio.
Bridge Valley
KIRCO’s diversification into residential was evidenced in the Bridge Valley project, a 296-acre community near Clarkston, Michigan. The community featured 139 estate home sites averaging 1.5 acres in a secluded, rolling setting close to shopping, dining, and major routes.
Baldwin Commons
KIRCO broke ground on its first retail project, Baldwin Commons — a 376,136 sq. ft. retail center in Orion Township, Michigan — marking the company’s expansion into a new asset class.
2000
Growth in Healthcare, Regions & Scale
KIRCO developed its first medical facility — the 101,330 sq. ft. Henry Ford Health System Medical Center in Clinton Township, Michigan — signaling its growing capabilities in healthcare real estate, while opening a third office in Columbus, Ohio to expand its regional reach and developing Centerpointe Business Park, a 4,000-acre master-planned development featuring its largest contiguous building to date at 1,100,000 sq. ft.
Unifying Construction Expertise
KIRCO Construction merged with Campbell/Manix, Inc. to form KIRCO MANIX Construction. Campbell/Manix 2000 brought deep roots to the business, with a history stretching back to 1929 and a track record as a successful design/build construction firm. Douglas W. Manix, who had led Campbell/Manix as President since 1988 after coming up through field operations, sales, and estimating, grew the company to $100 million in annual sales with projects across the Midwest spanning automotive tech centers, industrial buildings, hotels, condominiums, retail, churches, and financial institutions.
The Next Generation
Matt Kiriluk
Matt Kiriluk oversees corporate management, administration, and all real estate development, construction, and management activity at KIRCO. He began at KIRCO in his teens, joined full time in 1992, and has since led the company’s expansion from Michigan into Ohio, Massachusetts, North and South Carolina, Florida, and Texas. He’s been repeatedly recognized as a DBusiness “Detroit 500” Business Leader.
Dean Kiriluk
Dean Kiriluk’s experience with KIRCO dates back to his teen years, spanning roles in asset management, leasing, construction, and development. After joining full time in 1999, he spent ten years leading the company’s Carolina office before returning to headquarters in 2010 as Chief Investment Officer, where he now oversees KIRCO’s portfolio strategy and senior housing division.
Quinn Kiriluk
Quinn Kiriluk was exposed to the family business in his teens, working summers across KIRCO’s construction and development. Since joining full time in 2003, he’s led corporate real estate initiatives while championing branding and marketing as CMO. He’s been named to DBusiness’ “30 in their Thirties” and Crain’s Detroit Business “40 Under 40” lists.
2010
Strategic Healthcare Partnership Begins
KIRCO partnered with Seavest Investment Group to redevelop the former Visteon Headquarters into a premier outpatient medical facility for Henry Ford Health System — the beginning of a growing and enduring relationship between KIRCO and Seavest, now Rethink.
Peak Recognition & Largest Project in Company History
KIRCO completed the Cardinal Health project, located in the city of Detroit, earning multiple major honors including the Brownfield Redevelopment & Renewal Award, the Phoenix Award, the CAM Special Issue Award, and the CREW Detroit Impact Award—recognition of its ability to deliver complex, high-impact redevelopment at scale. In the same period, KIRCO and KIRCO MANIX broke ground on the Global Dow Center for Dow, the largest and most complex project in company history.
Expanding Healthcare Operations
KIRCO and Seavest Healthcare Properties launched SK Medical Management, a full-service property and asset management firm specializing in healthcare facilities.
Entering Senior Living
Recognizing senior living as an emerging and promising market, KIRCO Senior Living broke ground on its first project, The Bluffs at Greystone, in Birmingham, Alabama. This launched a new line of business that would grow into a cornerstone of KIRCO’s future.
2020
Senior Living Portfolio Expansion
KIRCO broke ground on its first Monark Grove Senior Living community in Clarkston, Michigan, continuing the company’s momentum in the senior living sector.
Delivering at the Highest Level
KIRCO completed the Mercedes-Benz Financial Services Corporate Campus in Farmington Hills, Michigan — a landmark development that brought world-class design and workplace sophistication to Metro Detroit, and stood as a testament to KIRCO’s ability to deliver at the highest level for globally recognized brands.
A Landmark Rebrand
In 2026, KIRCO launched a landmark rebrand, unifying its family of companies — KIRCO MANIX, KIRCO Ventures, KIRCO Property Management, and KIRCO Living — under one master brand, honoring 80+ years of legacy while charting a bold course for the future.

Safety Without Compromise
Every person connected to a KIRCO project, facility, or property— associates, subcontractors, residents, vendors, visitors — matters to us. Safety isn’t a goal we aspire to. It’s the standard we hold to every project, facility and community we are a part of.
Our safety program is proactive, not reactive. Our Director of Safety manages risk through regular on-site visits, ensuring properties meet OSHA standards. Safety isn’t a checkbox — it’s at the core of everything we do.
