Operational Continuity for Healthcare Property

KIRCO MANIX builds healthcare facilities, and KIRCO develops them. SK Medical Management, a joint venture between KIRCO and Rethink, manages medical property for investor-owners and hospital teams. Our SKMM leadership team has 20 years of hospital operations experience inside local and national health systems. The same firm can take a medical building from healthcare construction through daily operations, compliance, and beyond.

Orion Commons

Located at Lapeer Road (M-24) and Scripps Road, Orion Commons is a central destination on Lake Orion’s main thoroughfare, Lapeer Road (M-24). Lapeer Road circulates traffic north and south from I-75, as the main access road to the northern communities of Oxford, Lapeer, and Metamora. Pulte Homes is developing 100 single- family homes and 92 duplexes at the rear of the site (approximately 74 acres) to accommodate the increasing demand for housing along this corridor while the frontage along Lapeer Road (M-24) is reserved for retail (approximately 11.5 acres).

The retail portion, with 100% visibility, offers restaurants and retailers the opportunity to be part of a new and high quality KIRCO/Lormax Stern development.

Crown Distribution

KIRCO MANIX was selected by Crown Enterprises to construct two cross-dock facilities in North Las Vegas, Nevada: an 85,125-square-foot building with 147 truck bays, a small office, and a 13,860-square-foot maintenance shop and fuel station, and a second 61,805-square-foot facility with 83 truck bays and an attached office/shop.

The project became the first approved Pre-Engineered Metal Building (PEMB) in North Las Vegas, with approval secured through a variance supported by enhanced architectural design features, including pre-insulated metal panels with a stone-like appearance, varied colors, and stepped façade detailing to ensure a visually appealing result in a predominantly commercial area.

Baldwin Commons

Baldwin Commons is a 376,136-square-foot power center located along Baldwin Road near I-75, directly across from Great Lakes Crossing. Developed on a 59-acre site spanning both Orion Township and Auburn Hills, the project involved complex land assembly, entitlement challenges, and the extension of sewer and water utilities.

Prior to completion, the center achieved 100% occupancy with more than 376,000 square feet leased. Following changes in the retail market, the property was successfully repositioned and reinvented to meet evolving tenant and consumer needs.

Assay Designs, a 27,000 square foot research, development, manufacturing and distribution facility, consists of 9,000 square feet of office space, 8,000 square feet for the research laboratory and 10,000 square feet for manufacturing and development.

Ascension Rochester MOB

Ascension Rochester Medical Office Building (formerly Crittenton MOB) is a Class A medical office facility directly connected to Ascension Providence Hospital, a 290-bed acute care center. Located near three major highways, the campus offers easy access with both surface and structured parking for physicians and patients.

KIRCO acquired and developed the site to expand medical office space, generate capital from existing assets, and provide ownership opportunities for affiliated physicians. Its Property Management team maintains Class A standards while supporting tenant build-outs, renovations, and smooth transitions for new medical tenants.

Arvin Meritor

A 167,000 s.f. office and manufacturing facility featuring a contemporary design utilizing a sleek, pre-finished silver horizontal metal panels and blue reflective glass for a clean, smooth façade.

Arvin Meritor is a Tier 1 supplier for the automotive industry. This facility will be used to manufacture light vehicle system components.

American Axle Manufacturing

KIRCO MANIX completed a 350,000-square-foot renovation for American Axle Manufacturing in Detroit, converting a vacant 80-year-old plant into a $30 million Advanced Technology Development Center. The facility now supports R&D, advanced manufacturing, IT, gear development, and prototype operations.

The project included a full interior rebuild with open offices, glass partitions, and restored historic façade elements. Work required asbestos and lead abatement as well as phased construction to maintain adjacent headquarters operations.

Plant 6 Project: KIRCO MANIX will soon begin an additional project which will transform a long-vacant facility into a 54,000 SF modern office headquarters for American Axle’s newly acquired Metaldyne division, accommodating 300 employees.

Allure Medical

Located in the Shelby Creek Medical Center, this 19,242 square foot space is home to Allure Medical Spa. This medical spa offers patients a state-of-the-art facility that is one of the finest in Michigan, providing innovative cosmetic, vein, and dermatology services, both surgical and non-surgical.

Akebono Brake Systems

Located in Farmington Hills, Michigan, this Akebono Engineering Center expansion consisted of an 80,000 square foot research and development facility for automotive brake systems. It also included an exterior evaluation track and rework of the parking areas. The laboratory contains ten conventional dynamometers and five semi-anechoic chambers containing chassis dynamometers where climatic conditions are simulated. The Akebono project is an example of the long standing tradition of former clients returning to KIRCO MANIX when new construction needs arise.

Adept Plastics

KIRCO MANIX completed a 75,000-square-foot manufacturing and office facility for Adept Plastics in Wixom, Michigan, expanding the company’s injection molding operations with a structural steel manufacturing plant and a two-story Class A office wing.

Delivered on schedule despite winter construction and complex process piping, the facility features a 50-ton crane bay, heavy-duty manufacturing floors, impact-resistant epoxy flooring, Class A office finishes, and custom masonry and limestone detailing.

Adduxi

AdduXi, a French automotive plastics manufacturer, opened a new U.S. plastic injection molding facility in Rochester Hills, Michigan. KIRCO MANIX renovated the 25,000-square-foot space in just five months and coordinated the installation of manufacturing equipment imported from France.

The project included permitting, office renovations, electrical and mechanical upgrades, IT infrastructure, manufacturing layout design, and a modern conference room with web-based audiovisual capabilities.

Access Point

The Access Point project consisted of a 14,354 square foot conversion of a multi-tenant office space to a single-use office space. The construction of this project was successfully completed within a short time frame while tenants occupied the first floor of the building.

The space was updated with a contemporary, brightly colored aesthetic.
