American Axle, one of KIRCO & KIRCO MANIX’s automotive industry clients.
Is your organization prepared to meet customer and shareholders’ continuing demand for sustainability?
KIRCO MANIX Business Development Associate, AJ Washeleski, was recently published in Area Development Magazine detailing the auto industry’s shift to sustainability and some of the challenges that companies will face as they meet the demands of shareholders and customers.
From his article, “Auto Industry Is Betting on Sustainability” –
“The automotive industry is a very asset-heavy, energy-reliant, and labor-intensive industry. Because of this, many companies have been able to use the same facilities for decades — some that may require an unnerving number of updates to be truly sustainable. As my company’s energy division has proven, change can come about in simple ways that over time can pay for themselves. Things like replacing old and outdated systems with lighting upgrades, HVAC updates, smart/automated energy management systems, water conservation, as well as renewable energy sources are great ways to start toward building a sustainable future. It doesn’t all have to come at once and can be built up over time.
Being sustainable doesn’t have to necessarily cost more green either, and this article certainly doesn’t cover all the cause and effect items that can be discussed ad nauseum. In a thin-margin business there will always be a hesitancy to perhaps invest in such initiatives. But what’s different now is that maybe…just maybe…investing in cleaner technology is more important to shareholders and customers today than ever before. Dividend growth and stock buyback are boring; they’re old news. Pumping millions into streamlining your supply chain, cleaning your manufacturing processes, and reducing your reliance on dirty energy is the new shareholder value. People and large public companies are now more interested in aligning themselves with those that will affect their sustainability initiatives and their environments in positive ways.”Read the full article from Area Development.

Troy, Mich., August 9, 2021 – KIRCO MANIX announced today that it is currently working on the construction of Shrine Catholic Schools’ $2.1 million, state-of-the-art athletic field located on its high school and academy campus. Completion of the project is expected by Fall 2021.
“We are pleased to have been selected by Shrine Catholic Schools for this important investment in the future of its schools and students,” said Mike Moore, vice president of operations for KIRCO MANIX. “We hope that the athletic complex will bring new opportunities to its current student athletes, as well as help attract new students to their already thriving Catholic schools.”
According to Moore, the design team (led by TMP Architecture) and Shrine’s owner representative for the project (The Monahan Co.) were impressed with the classroom, auditorium and athletic complex renovation projects KIRCO MANIX recently completed at Divine Child in Dearborn, Mich. Additionally, the recommendation and previous positive work experiences with the Archdiocese of Detroit, led KIRCO MANIX to be part of the Shrine team.
“We made a promise to our Shrine community which we always intended to fulfill. The initial title of our campaign was ‘The Time is Now.’ There was no disclaimer that outside forces (such as the pandemic) would break this commitment,” said Fr. Joe Horn, president of Shrine Catholic Schools and rector of the National Shrine of the Little Flower Basilica. “The time has come to construct an athletic complex where athletes can safely perform to their highest potential, students and families can support one another, and generations of traditions and memories can be made.”
The renovated athletic complex will feature a concussion safety pad and new artificial turf, which will allow for expanded use of the field regardless of weather. Permanent lighting is also being installed to allow for evening use by Shrine’s title winning teams. New ornamental fencing and added landscape will enhance Shrine’s campus look as well.
Among the teams that will practice and play on the new field include its grade school, academy and high school football, soccer and lacrosse teams. The school system also plans to provide the greater community with the opportunity to rent the field for future events.

Troy, Mich., April 27, 2021 – Today, KIRCO announced its first senior living community under construction in Michigan, called Monark Grove Clarkston. The groundbreaking of the 175,000-square-foot community, located at 7373 Sashabaw Road in Clarkston, took place during the summer of 2020 and construction is expected to be completed in the second quarter of 2022. This is the third market-leading senior housing community KIRCO has added to its portfolio, joining two additional locations in Alabama.
“As a Michigan-based company for over 45 years, we are thrilled to announce the first senior living community in our home state on a stunning 17-acre site in Clarkston, marking the introduction of the Monark Grove brand,” said Dean Kiriluk, chief investment officer for KIRCO. “Residents of this community will enjoy an amenity-rich, resort-style approach to senior housing.”
The ‘Monark Grove’ brand, KIRCO’s premier portfolio of Class-A senior housing solutions, was inspired by the metamorphosis of a butterfly – nature’s reminder that change can bring about something beautiful.
The 148-unit senior living community, operated by Beztak, will offer three levels of care including: 77 independent living units; 49 assisted living units; and 22 memory care units. The units will feature a French-country architectural style and high-end interior finishes in both the common areas and individual residences.
In addition to convenient access to downtown Clarkston, residents will enjoy on-site gourmet meals crafted by an executive chef for a tailored dining experience, a well-stocked library, live entertainment, as well as opportunities to attend classes and lectures. Other amenities include: a state-of-the-art fitness center and yoga studio; full-service salon; art studio; bocce court; pickle ball court; pub and bistro; and a French inspired garden with reflective water feature and outdoor fireplace.
Monark Grove Clarkston will provide seniors with best-in-class care, social engagement and inspired living. Seniors can also age-in-place with the comfort and security of knowing they’ll get the attention and care needed no matter the level of care required. The independent, assisted living and memory care apartments will offer superior services and the features that discerning seniors want and need in a home.
“Our diverse, highly trained Beztak senior living management team will focus on creating an upscale lifestyle experience for the residents of Monark Grove Clarkston,” said Adam Snyder, senior vice president of Operations for Beztak. “Our team will engage with the residents on a personal level, leading them in healthy, comfortable and dignified lifestyles.”
The Monark Grove brand is a unique portfolio of independent living, assisted living and memory care communities that nurture and inspire senior residents and their families through the design and construction of industry-leading spaces and outstanding amenities for residents. KIRCO MANIX, which constructs the Monark Grove communities, has extensive experience in the design and construction of senior living communities.
For each community, KIRCO selects a specialized team that understands the unique needs of seniors in each market to help highlight the local dynamic, including: architecture; interior design; culture; and climate. The company’s current senior living projects include Bluffs at Greystone in Birmingham, AL, Madison Crossings in Huntsville, AL, and now Monark Grove Clarkston.

In June 2019, KIRCO MANIX announced that it was selected by Webasto – a tier one global supplier of roof systems to automotive OEMs in the field of mobility – to renovate and expand an existing building located at 2500 Executive Hills Boulevard in Auburn Hills, Mich. This would be the site of Webasto’s new Americas headquarters.
Phase one of the expansion began in May 2019 with demolition of the interior of the existing 109,000-square-foot building and was completed in July 2019.
According to Doug Manix, president of KIRCO MANIX, the company was pleased that Webasto selected KIRCO MANIX for this project, not only because of the scale of the renovations, but also because of the personal history. The existing building was originally constructed by Campbell/Manix in 1995.
In phase two, KIRCO MANIX broke ground on a 40,000-square-foot addition in October 2019, which included adding a testing lab, office space and a dining area. Simultaneously, phase three began in February 2020 with interior renovations.
According to Manix, this has been an architecturally interesting project for KIRCO MANIX to have been a part of. The building has a unique style of architecture not typical for an office building in the metro Detroit area. It was modeled after an anthropology museum in Veracruz, Mexico.
Webasto was firmly dedicated to preserving the original characteristics and design intent, so KIRCO MANIX worked carefully and with great attention to detail to match building styles and elements throughout the new addition. For example, replacement and improvements to the building’s original skylights and matching the 3,000 existing punched out windows from the original design carried over to the new addition.
With an investment of $40 million, the expansion will support Webasto’s forecasted engineering and testing requirements, as well as consolidate its existing staff from locations in Rochester Hills, Troy and Plymouth, Mich.
If you grow up with brothers, one of the first things you learn to do is run. Whether you’re running with them, after them, or away from them, having brothers means you learn the importance of speed at an early age.
“We all had the bug,” Quinn Kiriluk says of growing up with his older brothers, Matt and Dean. As kids, family trips up north were an excuse to race everything from snowmobiles to dirt bikes. It’s a tradition that continues to this day. “We’ve always had that,” he says. “We’re all gearheads. All three of us enjoy racing to some extent.”
While the Kiriluks have always had a love for racing, their leadership roles in the family real-estate development business would make it seem unlikely that any of them might have the time to indulge it. Matt, the eldest of the three brothers, serves as KIRCO’s president and CEO, while Dean is its chief investment officer and Quinn is executive vice president of corporate real estate and chief marketing officer. For Dean, though, the speed bug was too strong to ignore. “I always dreamed of racing, from the time I was a boy,” he says. “The speed, competition, fear, and challenge of the sport draw me back.” So last year, he added race car driver to his resume. He leased a car, began practicing at the Waterford Hills Race Track, and soon had a racing license and the passion to go further.
It wasn’t long before he was participating in races both close to home and across the country. But he wasn’t just participating, he was winning. In fact, Dean took first place in three races at Waterford Hills as a rookie, took another first in the Ohio Valley Region Autumn Classic XXXIX at the Mid-Ohio Sports Car Course, and one first and two third place finishes in the Palm Tree Winter Majors at Homestead-Miami Speedway. Now driving KIRCO’s own formula continental, Dean’s reaching speeds of 140 miles per hour and holding his own against some of the country’s best amateur racers.
It may seem like a left turn – for a business executive to take up motorsports – but considering KIRCO’s headquartered in the Motor City, it may not be as surprising as it seems. There are also more similarities between the commercial real-estate business and auto racing than you might initially think. After all, moving quickly and strategically, knowing your competition, and flawless execution are required in each. Quinn says preparation is also key. “I’d liken the pre-race regimen to our pre-development services on a project,” he says. “You obsess over every detail, so there are no surprises. I think there’s certainly a lot of that in racing. You want the optimal performance.”
Maybe Dean’s performance behind the wheel has benefited from lessons he learned in the real-estate business – or maybe it’s just a drive to always get faster. “As you roll off the track, you can’t wait to get back because you know you can do better,” he says. “You know there is more speed to be found.”
With his track record, there’s little doubt he’ll find it.
