KIRCO MANIX has been selected to construct an expansion for XPO Logistics in Salt Lake City, Utah. The expansion will include a 26,000 square foot addition to an existing cross dock facility. Additionally, site grading and paving will be performed to accommodate the extra needed storage for vehicles around the dock. Other improvements to be made include stormwater expansion, a new employee parking area, and updates to lot lighting, paving surfaces, and bicycle parking.

KIRCO Announces Completion and Opening of Madison Crossings in the Huntsville, Ala. Area
KIRCO and Phoenix Senior Living today announced the completion and opening of Madison Crossings, an independent living and memory care community located in Madison, Ala., just 10 miles outside of downtown Huntsville.

The project was honored at the CoreNet Global 2021 Awards Celebration at the Gem Theatre in Detroit on May 12. Attendees were able to support CoreNet’s goal of advancing the practice of corporate real estate through a networking cocktail hour, dinner, awards ceremony for projects and professionals, and a raffle.

Troy, Mich., May 16, 2022 – KIRCO announced the development and construction completion of Wacker Chemical Corporation’s (WACKER) new Innovation Center and Regional Headquarters in Ann Arbor. WACKER – a pioneer and global leader in chemical R&D and manufacturing – held a ribbon-cutting ceremony and grand opening last week, which was attended by Michigan Governor Gretchen Whitmer, along with several other state, county and township officials.

Covering 18 acres at 4950 S. State Rd., the technology campus serves as the hub of leadership and innovation for WACKER’s North and Central Americas (NCA) region. The center currently houses more than 200 team members, including the company’s NCA senior leadership team, the region’s leading chemists, IT and other technical experts, along with support functions.
WACKER partnered with KIRCO as their developer and contractor (KIRCO MANIX), leading the journey through site selection, design, capitalization and construction. The 140,000 square-foot campus broke ground in late 2020, and despite commencing amid the COVID-19 pandemic, WACKER team members moved in 19 months later.

The more than $50 million investment allows WACKER chemists, scientists and senior leadership, who previously worked out of separate Michigan locations, to collaborate and innovate in a single, dynamic environment. Equally important, the facility provides room for the growth expected by the global leader in silicones, polymers, polysilicon and biosolutions. The innovation center includes world-class labs, a full-service cafeteria, a 24/7 fitness center and open collaborative workspaces.

Alan Kiriluk, Chairman, and Matt Kiriluk, President/CEO, were selected to be listed in the Real Estate category of the DBusiness Detroit 500 for the sixth consecutive year.

Guests of the event networked and mingled with food and drinks at the state-of-the-art motorsports events center. Prominently featured in the space was CIO Dean Kiriluk‘s Formula Continental, in which he reaches speeds of 140 miles per hour amid some of the country’s best amateur racers.
Those invited also had the opportunity to ride shotgun as a professional driver steered at full speed around the 1.5 mile long M1 Concourse track.

KIRCO & KIRCO MANIX Team Members Help Transform Yard for Local Cancer Patient
KIRCO & KIRCO MANIX recently partnered with SAY Detroit to assist Mr. Burhan Chowdhury in cleaning up and beautifying his overgrown yard. Mr. Chowdhury was unable to maintain his yard because of his age and recent battle with cancer, which greatly impacted his health. You may have seen the viral footage of him being berated by a district court judge over the condition of his yard in a January court appearance about the matter.
Thankfully, SAY Detroit saw the opportunity to help, organizing volunteers and supplies for the effort to reinvigorate Mr. Chowdhury’s yard with their A Time To Help program. At the same time, our team was looking for volunteer opportunities and came across this initiative.
On Earth Day, April 22, KIRCO had 16 Associates proudly volunteer to clear the backyard of debris, rake, mulch, plant, and more.
“It was great to be out in the fresh air to give some much-needed assistance to Mr. Chowdhury, and at the same time have the opportunity to laugh and have fun with each other. Our Associates are always willing to jump in to help not only each other, but others in the community. They truly embody the spirit of our purpose, Creating Better Communities, and we are proud of their efforts,” says Therese Peace Agboh, vice president of Talent & Culture.

KIRCO MANIX Announces Completion of Webasto’s New Americas Headquarters in Auburn Hills, Mich.
Troy, Mich., October 20, 2021 – With attention to detail and preservation, KIRCO MANIX announced today that it has completed the renovation and expansion of Webasto’s new Americas headquarters at its existing building located at 2500 Executive Hills Boulevard in Auburn Hills, Mich.
“Webasto selected our company for this project, not only because of the scale of the renovations, but also because of our personal history,” said Douglas W. Manix, president of KIRCO MANIX. “The existing building was originally constructed by Campbell/Manix in 1995.”
Phase one of the expansion for the tier one global supplier of roof systems to automotive OEMs in the field of mobility began in May 2019 with demolition of the interior of the existing 109,000-square-foot building and was completed in July 2019.
In phase two, KIRCO MANIX broke ground on a 40,000-square-foot addition in October 2019, which included adding a testing lab, office space and a dining area. Simultaneously, phase three began in February 2020 with interior renovations.


According to Manix, it has been an architecturally interesting project for KIRCO MANIX to have been a part of. The building has a unique style of architecture, not typical for an office building in the metro Detroit area. It was modeled after an anthropology museum in Veracruz, Mexico.
Webasto was firmly dedicated to preserving the original characteristics and design intent, so KIRCO MANIX worked carefully to match building styles and elements throughout the new addition. For example, replacement and improvements to the building’s original skylights and matching the 3,000 existing punched out windows from the original design carried over to the new addition.
With an investment of $40 million, the expansion will support Webasto’s forecasted engineering and testing requirements, as well as consolidate its existing staff from locations in Rochester Hills, Troy and Plymouth, Mich.
